Efficient EICRs: Ensuring Safe Electrical Systems for Your Business

At CSE, we make sure that any type of commercial inspection testing we conduct causes minimal disruption in the workplace. We allow our clients to stick to their daily routines while ensuring the safety and efficiency of their electrical systems remain intact.

We offer comprehensive Electrical Installation Condition Reports (EICRs) for establishments across all sectors. Regular inspections play a crucial role in maintaining a safe environment for both employees and visitors on site. Regulations mandate that all electrical systems are kept in check and in line with the latest safety standards. Industrial premises need to undergo inspections every 3 years, while commercial establishments such as shops, offices, and retail spaces require inspections every 5 years. These inspections cover various tests and checks, including:

  • Evaluating the functionality of switches, sockets, and lighting fixtures, flagging any items that might require replacement due to wear and tear or to comply with current health and safety regulations.
  • Assessing the adequacy of switchgear and control gear, identifying outdated fuse boards, cast iron switches, and round pin sockets that fail to meet current regulations.
  • Verifying the use of appropriate wiring systems in alignment with current standards.
  • Checking the presence and condition of bonding and earthing systems.
  • Ensuring circuit loads are managed correctly and that suitable circuit breakers are in place and functioning as intended.

Frequency of Inspections

The frequency of testing and maintenance varies depending on the type of commercial establishment, ranging from every 5 years for schools to annually for swimming pools. For a detailed breakdown, please refer to our frequency table.

Importance of Inspection Testing

Regular checks of fixed wiring and installations are strongly recommended to ensure the safety of your properties. The guidelines suggest:

  • Industrial properties should undergo EICR inspections every five years.
  • Rental properties should be inspected every five years or when a new tenant moves in.
  • Domestic properties should have EICR inspections every 10 years, or annually if there is a swimming pool on the premises.

Understanding the Electrical Condition Report (EICR)

An EICR evaluates the condition of existing hardwired installations, pinpointing any deviations from national safety standards. The findings are recorded in the EICR, which will:

  • Detect any overloaded circuits or equipment.
  • Highlight potential risks of shock and fire hazards.
  • Identify any defective work.
  • Point out any deficiencies in earthing or bonding.

Landlords' Responsibilities and Requirements

Previously, the legal obligations regarding electrical inspections were unclear. Under the 'Landlord and Tenants Act (1985),' landlords must ensure that electrical installations in rented properties are maintained throughout the tenancy. As of July 2020, it became mandatory for properties to be inspected and tested at least every five years or whenever there is a change in occupancy.

The law now demands landlords to provide electrical installation certificates and uphold the proper maintenance and safety of all electrical systems and appliances.

What is an Electrical Condition Report?

An EICR is an inspection on the condition of existing hardwired installations.  This inspection is to identify (In order of priority) any deficiencies against the national safety standard for installations.  The results will be logged onto an EICR.

The EICR will:

• Reveal if any of your circuits or equipment is overloaded

• Find any potential shock risks and fire hazards in your  installation

• Identify any defective work

• Highlight any lack of earthing or bonding
