Thermographic imaging isn’t a substitute for a full electrical inspection and test, however it can supplement a limited inspection, for example a 24/7 operation where circuits simply cannot be isolated. It is a highly accurate and effective tool for identifying electrical faults.

The duty holder may opt to choose a limited inspection and supplement that inspection with a thermal image of all the visible electrical installation – minimising the impact on business whilst making efforts to prove the integrity of the installation.

Using thermographic images help our engineers accurately identify existing faults within an electrical installation, as well as predict potential future issues.

The use of thermographic cameras is becoming more and more common and widely accepted by insurance companies , the camera allows us to identify problems that the naked eye can’t, which makes the service non-intrusive and reduces the need to isolate circuits.

Thermographic cameras are handheld electronic devices with an integrated visual display, designed for detecting heat energy.

Once all images have been captured we create a report and highlight any regions of excessive temperature, loose connections, over loaded cables, corrosion and faulty electrical equipment.

Thermography allows corrective action to be taken before costly system failures.

Thermographic Imaging compliments Periodic Fixed Wire Testing

Electrical thermography identifies electrical issues that are unlikely to be detected during fixed wire testing and inspections.

Periodic Fixed Wire Testing is carried out to ensure that safety devices such as earth protection, fuses and circuit breakers operate as required under short circuit and fault load conditions. These devices provide no protection against the risks associated with poor connections.

Thermal Imaging should be carried out following fixed wire testing to ensure poor connections have not been introduced during the Fixed Wire testing activity.
Surveys are non-disruptive

There is no other technique that is able to identify electrical issues such as poor connections, overloading, phase imbalances, faulty equipment etc. as safely and as quickly. A thermographic survey is non-intrusive, meaning no disruption to normal business operations.

Electrical thermography enables the identification of only those items of equipment that require remedial works together with the severity of the defect. This enables maintenance to be suitably planned around operational commitments maximising the availability of plant and equipment.

A thermographic survey can give an excellent insight into the operational effectiveness of equipment, enabling the identification of opportunities to make energy savings together with increasing the operational lifecycle of equipment.

Depending on the type of equipment and its location, the cost of electrical failure can run into many thousands of pounds in repairs, lost production, injury claims, etc.

As defects are found before they cause equipment to fail, the associated cost of repairs is minimal compared to the cost of equipment failure.

Responsibilities And Requirements For Landlords

Until recently the legal requirements were somewhat confusing and a rather grey area.

Under the ‘Landlord and Tenants Act (1985) landlords must ensure that the installation in a rented property is maintained safely throughout a tenancy.

We now have some clarity and as of July 2020 it is now a legal requirement for a property to be electrically inspected & tested at least every 5 year and change of occupancy.

The law currently requires Landlords to provide electrical installation certificates and also places a duty to keep all electrical systems and appliances in good repair and safe working order.
