Why is a Electrical Safety Certificate Required?

Every electrical installation deteriorates with use and age. It is important for the person

responsible for the maintenance of the installation to be sure that the safety of users is not at risk, and that the installation continues to be in a safe and serviceable condition.

It is recommended that EICR is carried out at least every:

  • 10 years for a domestic installation
  • 5 years for a commercial installation
  • 3 years for industrial premises
  • 3 years for caravans 1 year for swimming pools

Other instances when a periodic inspection should be carried out are:

  • When a property is being prepared to be let
  • Prior to selling a property or when buying a previously occupied property.
Do you require a Electrical Safety Certificate?

The simple answer is yes, whether it’s your home, a business or a property you rent out, you should always be covered by an in date Electrical Safety Certficate.

Although it’s not a legal requirement many legal documents refer to this type of Safety Report as a way of satisfying their requirements- i.e The Electricity at Work Act as one example.

Do you know that if you rent out a property and your tenant is electrocuted due to unsafe electrics then you can be prosecuted?

Is your Property a Multiple Occupation
If the property is a house in multiple occupation then the Management Regulations require the manager to take safety measures and to maintain electrical installations. Very importantly for all HMOs (not just licensable HMOs) there is an obligation to have fixed electrical installations in every HMO inspected and tested at intervals not exceeding 5 years by a qualified electrician. A certificate must be obtained. The local authority can require a certificate to be produced in 7 days if they ask.

The government has proposed expanding this requirement to all rental property. The RLA will provide updates on this as and when it comes into force.

3 Easy Steps to Receive a Satisfactory Report

Electric Safe Certificate

TEST

This is a certificate from an electrician that states that an electrical installation is safe to use at the date and time stated on the certificate. It’s required for all major installations, including consumer units, new circuits and additional lights/sockets in special locations such as the kitchen or bathroom.

Electric Safe Certificate

REPORT

This is similar to an EIC but is used when the electrical installation is minor such as additional sockets or light fittings not in a special location.

CORRECTIVE WORKS

These reports replaced the previous “periodical electrical report” but they are essentially the same thing.
