Commercial Fixed Wire Testing is done to create an EICR report. This report is needed to check all electrical systems in a building. The test provides an Electrical Condition Report (EICR) to ensure that the wiring is safe and meets regulations.

The test examines the condition of the wiring, circuits, and everything connected to the distribution boards like sockets and switches. It identifies any wear and tear or visible damage. Any faults found are noted on the report as codes C1, C2, and C3.

Why is this inspection test required?

It is highly recommended that your all properties have their electrical wiring and installations checked on a regular basis. The recommended guidelines for this include:


  • Industrial properties – recommendations are that business properties have an EICR inspection once every five years
  • Buy-to-let or rented properties – Once every five years or when a new tenant enters the property
  • Domestic properties – Once every 10 years or once a year if the property has a swimming pool.

The EICR will check if your distribution boards, circuits, and equipment are overloaded. It will also identify any potential shock risks and fire hazards in your installation, as well as any defective work.

The inspection will highlight any lack of earthing or bonding. Tests will be done on wiring and fixed equipment to ensure they are safe. A schedule of circuits will be provided, which is helpful for property owners.

What kind of inspection is done in an EICR?

The inspection includes looking at all the wiring like sockets, lights, switches, main panels, distribution boards, air conditioning, and other fixed parts.
