What is a Periodic inspection report?

A Periodic inspection report (EICR) is an inspection on the condition of an existing electrical installation, to identify
(in order of priority) any deficiencies against the national safety standard for electrical installations.
A Periodic inspection report will:
• Reveal if any of your electrical circuits or equipment is overloaded
• Find any potential electrical shock risks and fire hazards in your electrical installation
• Identify any defective electrical work
• Highlight any lack of earthing or bonding

Tests are also carried out on wiring and associated fixed electrical equipment to check that they are safe.

A schedule of circuits will also be provided, which is invaluable for a property.

 

Why is a Periodic inspection report required?

 

Every electrical installation deteriorates with use and age. It is important for the person
responsible for the maintenance of the installation to be sure that the safety of users is not at risk, and that the installation continues to be in a safe and serviceable condition. 
When is an Periodic inspection report needed?
It is recommended that EICR is carried out at least every:
10 years for a domestic installation
5 years for a commercial installation
3 years for industrial premises
3 years for caravans 1 year for swimming pools
Other instances when a periodic inspection should be carried out are:
When a property is being prepared to be let
Prior to selling a property or when buying a previously occupied property
Where there is reason to believe that damage has been cause to the building such as flooding or fire. 

Why Fixed Wire Testing?

The Electricity at Work Regulations of 1989 place a “duty of care” on employers and landlords to properly maintain electrical circuits as well as all electrical equipment. 

Fixed Wire Testing is a crucial element of preventative maintenance for any business, wires can deteriorate over time and very quickly become unsafe and non compliant.

 

Defined as the reporting and inspection of electrical systems within a workplace or premises, which helps ensure safety, as well as making sure that electrical wiring is compliant with current regulations.


What does Fixed Wire Testing involve?

After an initial visual inspection, All fixed circuits from the distribution board/s must be tested. This includes the integrity and functionality of cables, accessories and devices, as well as any lighting, socket outlets, air conditioning, or any other fixed plant and or equipment.

 

During the test there is often a requirement for parts of the installation to be isolated for periods of time. With this in mind, you may wish to consider arranging for testing to take place outside of normal working hours, this to ensure minimal disruption to employees, customers or any guests present at your premises.
